We set up on our own because too many people were being handed a guess dressed up as a diagnosis. A zone goes dry, one corner will not drain, the bill climbs, and the answer comes back as “we’ll dig around and see.” Twenty years between us working systems in this county taught us the ground has usually already said what is wrong, provided you know how to read it.
Clay holds a leak. A split mainline can feed the subsoil for weeks before anything appears above it, and a lawn that looks over-watered is often a grading fault in disguise. Doing both trades means one person can tell you which it is, first time out.
The vintages differ street to street. A system inside the Beltline may carry four decades of parts and wants a careful hand; a builder install further out sits on a narrow lot with habits of its own. Anything drawing off the city meter needs an RPZ, and we test it, repair it, and lodge the certificate.

We do not sell a new system to somebody who needs three heads and a valve. Replacement gets recommended when the pipe itself has gone — repeated mainline failures along the same run, poly grown brittle enough to split at every fitting, or a layout that was wrong the day it went in and cannot be corrected head by head. Short of that, repairing is the cheaper answer and we will say so out loud.
We also turn down the yard where the real trouble is the roof line, the gutters, or the grade of the property next door. Standing water sometimes has nothing whatever to do with the sprinklers, and nothing we bury will change it. That is a better thing to hear on a first visit than after a trench has been opened across the lawn.
And we will not put a number on work nobody has looked at. A figure given down the phone is a guess with a decimal point attached, and guesses of that kind only ever move in one direction once somebody is standing in the yard with a shovel.
What a year on our labor actually covers
Twelve months is easy to print and harder to mean, so here is the shape of ours. If something we did fails inside the year — the head we set, the valve we fitted, the splice we made, the line we ran — we come back and put it right, and there is no second charge for the labor of doing so.
What it does not stretch to is the rest of a system we never touched, a part that a mower or a core aerator has since gone through, or freeze damage to a system somebody chose not to have drained. Those are repairs and they get priced as repairs. Manufacturer warranties on the parts themselves run alongside ours, and where one applies we chase it rather than handing you a phone number.
The terms go on the invoice instead of being left to anybody’s memory. If the day comes when you need to use it, the paperwork is already the right way round.
Licensed, insured, and on the record
We hold North Carolina irrigation licensing and carry liability insurance, and we would rather send either one before a first visit than be asked for it afterwards. Backflow work is done under City of Raleigh tester certification, which is a separate credential from the contractor license and the one that actually decides whether a result can be filed.
Filing is the part homeowners rarely see and most often get caught by. A test that happens but never reaches the utility leaves an account looking exactly like one where no test happened at all. We lodge the result, keep our own copy, and can produce it years afterwards when a closing attorney or a buyer’s inspector comes asking.
Where a job needs a permit we pull it, and where it needs an inspection we meet the inspector. Neither of those arrives on the bill as an extra dressed up in the language of diligence.
How to make the first visit count
None of this is required. It simply shortens the diagnosis, and a shorter diagnosis is a smaller invoice.
- Know roughly when it started. And whether anything else happened around the same week — a fence, a driveway, a tree taken out, one very heavy storm. A good half of all irrigation faults have a date and a cause sitting quietly behind them.
- Find the controller and see if it has power. If the display is dark, the whole conversation changes before anyone walks the yard.
- Point at the patches while they are still there. A photo taken on the wet day beats a description given three dry weeks later.
- Glance at the water meter with everything switched off. If the dial is still creeping, that separates a leak from a coverage problem before we have set foot outside.
- Keep the last two bills to hand if the bill is what prompted the call in the first place. The jump tells us roughly how much water is going astray, which narrows down where to look for it.
