The rain skip is the least interesting thing it does
A weather-aware controller is not really watching the sky. It keeps a running account of how much water has left the soil since the last time it watered, a figure called evapotranspiration, worked out from temperature, humidity, wind, and solar radiation at the nearest reporting station. Rain enters that account as a credit. Pausing a cycle after a storm is the visible part, and the part most people buy the thing for, but a controller that did only that would be a rain sensor with an app.
Everything else depends on what it has been told about the yard. Soil type, slope, sun or shade, root depth, the sort of nozzle in each zone and how fast that nozzle actually lays water down. Given accurate numbers it will water a shaded fescue zone and a full-sun bed on genuinely different intervals, and will keep shortening both through September and October without anybody opening the door. Given the factory defaults, it will make confident decisions out of bad information, which is worse than a plain timer, because a plain timer never persuades anyone that it knows what it is doing.
Why a correct schedule still ends up in the street
This is where the arithmetic meets Piedmont clay. The controller works out that a zone owes the lawn something in the order of half an inch, and schedules a run long enough to deliver it. Correct on paper, wrong in the ground: clay has an intake rate of its own and does not consult the schedule. A few minutes in, the surface stops taking water, and the rest travels downhill to the drive, the bed, or the low corner of the yard. The controller logs a completed cycle. The root zone never sees it.
The answer is to break that half inch into three shorter runs separated by soak periods, so no single pass exceeds what the ground will take. Nearly every current controller can do this. Almost none arrive doing it, because it has to be set zone by zone, and setting it means knowing the precipitation rate of the nozzles in that zone and how the ground behaves on that particular fall. That is the slow part of the installation, and the part that decides whether the controller earns its keep or simply wastes water on a better schedule.
What a controller will not fix
A controller decides when the valves open. What happens downstream of them is none of its business. A rotor that pops up and refuses to turn, a zone laid out to cover more ground than its pressure will carry, a bed watered by whatever oversprays from the lawn heads: none of that improves when the box on the garage wall gets clever. People call us for a controller when the real complaint is a dry strip along the driveway, which is a coverage fault and wants heads and nozzles put right. Selling somebody a schedule to cure a mechanical problem is taking their money twice.
So the old controller runs the system first, zone by zone, and we say what we find before anything is quoted. If the system is sound, the retrofit itself is short work. Valve wires land on the new terminals in the same order they came off, the common goes where the common goes, master valve and flow sensor leads carry over if they exist, and nothing buried is touched. Old mechanical timers tend to come off with green on the terminals and a zone chart nobody can read, so we label as we go, and whoever opens that door next can tell which wire runs which zone.
