What Midtown Raleigh property owners should know

  • Drip is the default, not the upgrade. With planting rather than lawn, drip and micro-spray deliver better results and avoid wetting hardscape. Designed with regulation and filtration from the start, they last; retrofitted without, they clog.
  • Routes follow what is safe, not what is short. Structure, waterproofing, conduit and services dictate where pipe can go. Everything gets located and planned before anything is opened.
  • Compliance starts at install. A new or extended system on Raleigh Water needs proper backflow protection, and that assembly then enters the July 1 testing cycle. We fit it correctly and tell you when its first test is due.
Designing for beds, not lawns

What installing irrigation in Midtown actually means

Very little of what we install here is a conventional lawn system. A Midtown project is usually a courtyard being planted, a terrace or podium bed that needs its own supply, a townhome frontage going in, or an existing common-area system being extended to cover ground that was rebuilt. The design question is not how to throw water across a lawn — it is how to deliver measured water to specific planting without wetting anything hard.

That means drip and micro-spray as the default, with pressure regulation and filtration designed in rather than added later, and zoning that respects how different the conditions are within a few meters here. A bed against a south-facing wall behaves nothing like a shaded courtyard. And every route has to be planned around structure, waterproofing and buried services, because on this ground you place pipe where it can safely go, not where the shortest line would be.

What we are usually asked for here

What we install around Midtown

Courtyard and terrace drip

Measured delivery to beds and planters, with pressure regulation and filtration built in so the emitters survive. Laid out for the planting rather than the square footage.

Extending existing common-area zones

When ground is rebuilt, the irrigation has to follow. We tie new planting into the existing system properly, checking the zone still has the flow and pressure to carry it.

Planters and beds over structure

Anything over a slab or waterproofing needs a design that respects the drainage layer and never relies on soil depth it does not have. We install to the build-up that is actually there.

Micro-spray for narrow strips

Short-throw micro-spray for streetscape strips and edges where a standard head would water pavement. Sized to the strip so the hardscape stays dry.

Controllers and zoning that reflect the site

Sun-baked frontage and shaded courtyard on one property need separate zones and separate schedules. We zone by condition, not by convenience.

Coordinating with the property

Approvals, access, trading hours and tenants all shape the work. We plan the install around the property running normally rather than expecting it to stop.

Common questions

Midtown sprinkler installation FAQ

Do we need sprinklers at all if it is mostly beds?

You need irrigation, but probably not sprinklers. Drip and micro-spray put water in the root zone without wetting paving or walls, use less of it, and suit planted areas far better than spray heads.

Can you extend the system we already have?

Usually yes, provided the existing zone has flow and pressure to spare. We check that first — adding planting to an already-marginal zone just makes the whole zone underperform.

Is irrigation over a structural slab a problem?

Not if it is designed for it. The constraint is the build-up beneath the planting, and the design has to respect the drainage layer and waterproofing rather than assume open ground.

How disruptive is the installation?

Less than most people expect. Routes follow planted areas and existing corridors where possible, and we phase work around access and trading hours rather than closing things down.

Does a new system need a backflow device?

Yes. Anything connected to Raleigh Water needs proper backflow protection, and once fitted the assembly joins the July 1 testing cycle. We install it correctly and tell you the first due date.

How it works

How a Midtown installation goes

Walk the space with us

What is being planted, what is already there, and what the ground is built on. Send the form and we respond the same business day.

Design to the planting and the build-up

Zones by condition, drip and micro-spray sized to the beds, and regulation and filtration specified rather than assumed.

Locate, then install

Services located and routes agreed before anything opens. Pipe placed where it can safely run, with access left for the parts that will need service.

Commission, program and hand over

Every zone run and adjusted, the controller programmed to the conditions, backflow protection confirmed, and the work logged under the one-year labor warranty.
