What Five Points homeowners should know
- The trees outrank the system. Any design that risks a mature oak is the wrong design. We route around root plates and hand-dig close in, and we will say so if a requested layout is not worth the risk.
- Narrow lots need different spacing. Standard head spacing does not fit here. More heads throwing shorter distances gives even coverage where a suburban layout would leave gaps against the boundaries.
- New systems join the compliance cycle. Anything newly installed on Raleigh Water needs backflow protection fitted, and from the moment it goes in the assembly is on a three-yearly certification closing July 1. We fit it and tell you when the first one falls due.
Designing a system for ground that is already spoken for
Putting irrigation into a Five Points yard is a design problem before it is a digging problem. The trees are the oldest thing on the property and the most valuable; the stone edging and brick paths were laid before anyone alive owned the house; and the lot is narrow enough that standard head spacing simply does not fit between the constraints. A layout copied from a suburban plan will either miss half the garden or cost a root system.
So we design backwards from what cannot move. Root plates get mapped and routed around, not through. Beds under the canopy go on drip rather than spray, because they need less water and more consistency than a lawn does. Sun and shade get separate zones because on these lots they are separate climates. And the digging near anything significant is done by hand, slowly, because the cheapest part of this job is the trench and the most expensive thing to damage is a hundred-year-old oak.
What the install actually has to work around
Mapping the root plates first
Before any layout is drawn we work out where the significant roots run. Everything else is designed around them, which is what keeps the trees and the system both alive.
Hand digging near mature trees
Close to a significant tree we dig by hand and slowly. It is more time on site and it is the difference between routing around a root and severing it.
Spacing for a narrow lot
Standard spacing assumes room these lots do not have. We design to the actual distances, which usually means more heads throwing shorter rather than fewer heads reaching further.
Drip for beds under canopy
Shaded beds want consistent, measured water rather than spray competing with a tree for it. Drip with proper regulation and filtration is the right tool and it lasts.
Separate zones for sun and shade
A south-facing strip and a shaded side yard are different climates on one property. Zoning them separately is the single biggest thing that makes a Five Points system work.
Restoring original hardscape
Where a path or a stone edge has to be crossed, it comes up carefully and goes back exactly as it was. In a garden of this age putting it back is part of the work, not something tacked on at the end.

Will installing a system damage my oak?
Not if it is designed and dug properly. We map the root plate, route around it, and hand-dig anywhere close. That care is the main reason an install here takes longer than a suburban one.
My lot is narrow. Will it need more heads than normal?
Usually yes, and that is the right answer. Shorter throws placed closer together give even coverage on a narrow lot, where suburban spacing would leave dry gaps along the boundaries.
Do the beds need sprinklers or drip?
Under a mature canopy, drip almost every time. It puts measured water at the roots without competing with the tree or wetting the house, and with proper regulation and filtration it lasts.
Can you avoid lifting my brick path?
Often, and where we cannot we lift it carefully and put it back as it was. Original hardscape on these houses is worth preserving and reinstating properly is part of the price.
Does a new system need a backflow device?
Yes. Anything connected to Raleigh Water needs proper backflow protection, and the assembly then joins the July 1 testing cycle. We fit it correctly and tell you when its first test falls due.
