What Raleigh homeowners should know
- Red clay doesn’t percolate. Unlike sandy soil, Raleigh clay sheds water instead of soaking it in, so surface and buried drainage matter far more here than the average yard.
- New-build lots drain tight. Graded-flat builder lots in Wakefield, Brier Creek, and newer subdivisions often trap water between houses — a common call for us.

The soil that grows those trees is the reason the yard stays wet
Raleigh’s heavy red clay is the reason so many yards stay wet. Clay barely absorbs water, so rain and runoff sit on the surface or slide toward the low spot — often the foundation. A French drain gives that water a fast underground path to somewhere safe; grading and downspout tie-ins keep it from pooling in the first place.
This is the work most irrigation companies won’t touch, and it’s exactly why homeowners call us — a soggy corner is often confused with an overwatering or irrigation problem, when it’s really the ground not draining. Because we do both sides, we can tell the difference before anyone starts digging.

Why drainage is quoted per job rather than per foot
Two yards can look identical from the street and need completely different work, because the variables that matter are invisible: how much water is arriving, how far it has to travel, what the soil profile actually is under the turf, and whether there is anywhere legitimate for it to leave. A price per foot of trench ignores all four.
So we walk the site before quoting, and if we can we do it on a wet day. On graded ground the evidence disappears within about twenty-four hours, and a dry-day visit means working from where the grass is thin rather than from where the water actually went. A photo taken during heavy rain is worth more to us than anything we can measure afterwards.
What moves the number is mostly depth and destination. A drain that can run to daylight across a fall you already have is straightforward. One that has to reach a dry well, cross a hard surface, or hold grade over a long run through roots is a different job. We will tell you which one you have before any ground is opened.
Downspouts are worth mentioning separately because they are the cheapest useful thing on most properties. Four of them discharging a roof’s worth of water a few feet from the foundation will defeat any lawn drain you install, and piping them away properly is a fraction of the cost of the drain you were about to buy.
The three questions that decide whether a drain is the right answer
The first is whether the water is arriving or accumulating. A yard that collects its own rainfall in a low spot needs somewhere for that water to go. A yard receiving runoff from uphill needs interception, sized for the volume actually coming, which is a different design and a different price. Getting this backwards is why some drains fill and stop working within two seasons.
The second is whether the soil has stopped accepting water at all. Across much of Raleigh the answer on newer construction is yes — grading removed the topsoil that used to absorb rainfall and left subsoil that does not. That produces sheet shedding rather than pooling, and it is a compaction problem wearing a drainage problem’s clothes. Core aeration and organic matter over two growing seasons will do more than a trench, and cost less. We would rather tell you that and come back for the irrigation work. The third is where the water is allowed to go. Older neighborhoods often have no obvious outfall because the streets were regraded after the houses were built, which pushes you toward a dry well or a pop-up in an unexpected place. Newer neighborhoods usually drain to the street, but the route may cross ground the association controls, and that is worth settling before anybody starts digging rather than after.
Answer those three and the design more or less writes itself. Skip them and you get the commonest failure we are called to look at: a drain laid too shallow or too flat, running to nowhere in particular, silted up and holding water it was installed to remove.
What a drain needs once it is in the ground
A properly built French drain is close to maintenance-free, but close is not the same as free, and the two things that shorten a drain’s life are both preventable.
The first is silt. Fine particles wash in over the years and gradually reduce the void space in the stone, which is why the fabric wrap and the stone specification matter more than the pipe does. A drain built with the wrong fabric, or with too little stone around the pipe, silts noticeably within about five years. Built properly it will outlast the people who installed it.
The second is the outfall. Wherever the drain daylights, that point can be buried by mulch, blocked by leaves, or grown over by whatever was planted near it three summers later. A drain with a blocked outfall is a trench full of standing water, and it fails backwards — the symptom appears at the far end, nowhere near the actual problem. Checking the outfall twice a year takes a minute and prevents the whole failure mode.
Catch basins need the same attention and get it even less often. The grate is designed to catch debris, which means it does, and a basin nobody has lifted in four years is a basin doing very little. We clear them on maintenance visits, but it is genuinely a job you can do yourself with a trowel and five minutes.
